About This Calculator

This calculator provides an estimate of stamp duty (transfer duty) based on the state or territory selected, the property value entered, and the applicable concessions chosen. It also includes indicative transfer and mortgage registration fees for each jurisdiction.

Stamp duty is typically the largest upfront government cost when purchasing property in Australia. Rates and thresholds are set by each state and territory government and are subject to change.

Assumptions

  • Rates used: Calculations are based on published duty rates and concession thresholds for each state and territory. Rates may not reflect the most recent legislative changes.
  • First home buyer concessions: Apply to owner-occupied purchases only. Eligibility criteria (residency, prior ownership, income limits) are not assessed by this calculator.
  • Foreign purchaser surcharge: Additional duty levied by NSW (9%), VIC (8%), QLD (8%), SA (7%), WA (7%) and TAS (8%) on foreign persons acquiring residential land. The ACT and NT do not impose a surcharge. Exact rate and applicability should be confirmed with a solicitor.
  • Owner-occupier vs investment: VIC and the ACT apply different duty scales for a principal place of residence versus an investment. Other states apply the same base scale and differ only through concessions.
  • Government fees: Transfer and mortgage registration fees shown are indicative estimates only and may vary based on property value and lender requirements.
  • SA: First home buyer duty relief applies to new homes and vacant land only (no value cap); established homes are not eligible.
  • ACT: The Home Buyer Concession Scheme is income-tested. Confirm eligibility with ACT Revenue Office.
  • NT: Stamp duty is calculated using the Northern Territory formula (up to $525,000) with flat rates above. First home assistance is provided via grants rather than a duty concession.
